What do I need to travel?

It is possible for almost anyone to visit Bulgaria for up to 30 days with a valid passport.

What is an inspection trip?

An inspection trip consists of 2 to 3 days in Sofia and Bansko. An investment specialist will meet you at the airport and bring you to your accommodation. You will be shown properties that specifically meet your criteria and will be offered the best investment, mortgage and legal advice.

What is the buying process?

The procedure to purchase is very straight forward. A standard reservation of EUR 2,000 minimum will remove the property from the market. This transaction will be done with an independent legal firm and is usually taken from a credit card.
Within 21 days the first deposit is paid, usually upon signing the preliminary contract. During construction another deposit may be required and the final balance payable upon completion and title deed.

Can I finance the property?

It is possible to arrange a mortgage in Bulgaria or through CFP, an independent financial service provider.
Mortgages can be 70% loan to value and can be taken for up to 20 years to the age of 70. Interest rates vary from 6% and will be capital repayment mortgages. The mortgage situation is improving monthly as the doorway to EU integration widens.

Do I need a Lawyer?

Florimont recommends that any purchase in Bulgaria should be handled by an independent legal firm. Introductions can be made with an established law firm who have expertise in local laws and property transactions.

Can I rent my property?

The rental market in Bulgaria is extremely buoyant. Clientele is not only western Europeans, but is made up of central & eastern Europeans and the domestic Bulgarian market also. Depending on location opportunities to rent can be from year round. The coast has a high season from June to September and the Ski resorts rent from December to April. Other opportunities to increase rent include golf and hiking.

What are the buying costs?

VAT in Bulgaria is 20%, depending on the development this is incorporated into the purchase price. The legal fee's are in the region of 4.5% on top of the purchase price, this will cover stamp duty, notary fees plus land registry.
